Hey Everyone!

It's great to be back! Life as a full-time realtor keeps me incredibly busy, which is why it's been a while since my last post. I've finally found a moment of quiet time to share some exciting updates with you.

As many of you know, I am a local realtor based in Greater Sudbury. There are approximately 550 realtors associated with the Sudbury Real Estate Board, and a significant number supplement their income with other jobs. We're blessed to be among the dedicated few who thrive solely on helping people buy and sell homes in this region.

What sets us apart is our tech-forward approach. Skyler and I have a background in IT, and Holly has a computer science degree. We've built our business from the ground up, leveraging our digital expertise. This allows us to bypass expensive advertising agencies and digital marketers, giving us complete control over our online presence and marketing strategies.

I've previously touched upon some of the technologies we employ, and one of the most exciting aspects of our work is our integration of Artificial Intelligence. This week, I would like to discuss our use of Virtual Reality (VR) technology.

For the past three years, we've been committed to capturing all our listed properties in VR. We looked at the conventional real estate video tours that are common in the market – the rapid cuts, staged reveals, and sweeping pans set to upbeat music – left us questioning their effectiveness. These often fail to provide a true sense of spatial relationships and room dimensions. In fact, some can even be visually jarring.

Our VR approach offers a truly immersive experience, empowering potential buyers to thoroughly explore a home. Whether through a VR headset or by simply moving their device, viewers can enjoy a complete 360-degree perspective of the property. What's more, Holly and I personally narrate these virtual tours, providing detailed commentary, ensuring buyers receive comprehensive information. This not only benefits buyers by providing a realistic preview but also streamlines the process for sellers by reducing unnecessary in-person showings for properties that don't meet a buyer's needs.

We frequently work with out-of-town buyers and have developed a unique system to serve them. We mail them a VR headset, and upon receiving their list of desired properties, we conduct in-depth VR video tours. Back at the office, we edit the footage and send out a link. Buyers put on the headset we provide and find themselves in a remarkably immersive experience. This is as close to being there with us as you can get.

Buyers rely on these virtual tours to determine if making a multi-hour drive for an in-person viewing is worthwhile.
The feedback we've received over the years regarding our VR tours has been overwhelmingly positive from both buyers and sellers. It undeniably streamlines the process, saving valuable time and enhancing efficiency for everyone involved.
